Section characteristics

The territory is located in north-western part of the Leninsky Municipal district of Moscow region in village Vnukovo settlements. It borders from the north - a new direction Borowski highway, 70 meters further in the "AZK" area of "Delta "AZK"" and the territory of the administrative, business, public, commercial, cultural facilities, social and household purposes; from the north-east - the territory of green space for special purposes, then to 60m - a pond, from the east - the territory of individual residential development on Rasskazovka; from the south - the territory of individual residential development on Rasskazovka, etc. in the 90m - Borovskoe highway from the west - the territory of forests located on forest land. On the site there are green spaces, are utilities.

Considering the site free of buildings, there are green spaces.

Planning restrictions for the site are:

- Buffer zones of utilities;

- Forest Park buffer zone.

Socially-economical characteristics of the territory

The land area -0.4 ha. Type of land - "land for industry." Currently the site is free of buildings, there are green spaces.

Socially economical development of the territory

In accordance with the developed "Master Plan for rural settlement Vnukovo in Leninsky Municipal District of the Moscow region", the northern part of the land under consideration is located in the green space for special purposes, the southern part of the plot - in building individual houses.

In accordance with the architectural and planning solutions to the projected area the multifunctional roadside service is located. It will include the building a hotel - restaurant complex and the car wash building.  

The total area of the land part of the projected buildings is 2.26 square meters, including a hotel-restaurant complex -1.15 square meters, car washes, 0.09 sq m As part of the hotel-restaurant complex will be located hotel with 70 beds, restaurant and cafe bar on the 240 seats.

Landscaping and gardening

Landscaping is formed by retentive vegetation. Entrance is formed by vegetation, flower beds, small architectural form-dominant (fountain or sculpture), equipped with benches for rest.
