Draft master plan development
Any construction begins with the development plan. Master plan of development (master plan for the site) should be performed on a topographic survey in the light of their presentation. The scale of the development of project documentation - 1:500.
In the development of the project documentation the line at home (building) cadastral boundaries of the allocated area; topography of the site and necessary (possible) consequence of ground movement that significantly affect the cost of construction, the presence in the area of engineering networks and their protective zones, availability of utilities, buildings and structures on adjacent sites are defined.
The draft master plan development is designed by architects of our company. It's based on the rules, regulations and restrictions of the natural (closely spaced buildings, topography, utilities, etc.).
This stage of the project (project development and master plan development) should be performed with the release of a separate phase - Design of building area. In the sketch, the area of the development is designed to align with the customer. Here's the following project documentation:
- The basic space-planning decisions (general plan and 3D visualization);
- Functional scheme, landscaping and building zoning;
- The main technical and economic parameters of the projected area.
Master plan of development of the territory performs competently in conjunction with Project territory improvement, but it is possible and the separation of the individual project stage.
Some ready-made building master plans do not meet the present requirements of normalizing documents. That entails either change (adjustment) of the project, or at worst in its refusal to implement the design of the legal rights of ownership.
